Swim season is nearly upon us, and it’s likely with the rising temperatures that your residents are anxious and excited to hang out at the pool. If you’re feeling a little behind on pool preparedness, here are some tips to help jump-start the appearance and overall condition of one of your community’s most important amenities.
Most management companies enlist the help of pool maintenance and repair professionals that are scheduled weekly to ensure the pool is clean and chemically balanced. In addition to making sure your pools are compliant with state regulations, as part of their regular service they should keep you informed about potential problems such as broken or chipped tiles, damaged coping, and equipment failure. Leak detection is another issue that can be identified during these visits.
Because most leasing offices are usually buzzing with activity, it’s easy to allow your pool maintenance contractor to come and go as usual. Now’s a great opportunity to take the time and “walk” the pool with them and assess things—before peak pool season begins.
Of course, in addition to sparkling water, the area surrounding the pool should be safe and appealing as well. A thorough inspection of your outdoor furniture should be performed, and any damaged chairs or tables should be removed or repaired. If you’ve not budgeted for new pieces, there are companies that do on-site refurbishing for a fraction of the cost of replacement.
There should be ample waste receptacles in good condition (emptied frequently during the summer months) which will help encourage your residents to keep the area tidy.
Another great idea is to host a Grand Opening Party for your pool in the upcoming weeks. Invite the people who call your community home over to the pool to enjoy some fun in the sun together. Hot dogs, sodas and chips are a great draw—throw in a DJ and you’ve got a party! (And don’t forget to include the pool rules on the invitations)
A well-maintained pool area is the crown jewel of any property. The time and effort invested in caring for this amenity reflects management’s commitment to providing only the best for your residents.
